Nature and scope of advice

HTL Mortgages provide financial advice in relation to residential and investment property lending, including new lending, refinancing, loan restructuring and fixed versus floating loan options.


We work with a wide range of registered banks and non-bank lenders operating in New Zealand to identify suitable lending solutions based on our clients’ circumstances and objectives. We only provide financial advice about products from certain providers. As we do not consider every lender in the market, our advice is limited to the providers we work with.

ANZ, ASB, BNZ, Westpac, Kiwibank, ASAP Finance, Avanti Finance, Basecorp, Cooperative Bank, CFML, Bank of China, Bluestone, Cressida Capital, DBR, Finbase, First Mortgage Trust, Funding Partners, Heartland Bank, Liberty, Pepper Money, Plus Finance, Prospa, SBS, TSB, ASB Go Home Loans, Pallas Capital, and Southern Cross Partners.

​Fees and commissions

The lender may pay a commission if you decide to take up our advice and when your loan settles. The specific commission will be disclosed to you in our statement of advice. 


There is no fee payable for the provision of our mortgage advice. However, HTL Mortgages may charge you for the financial advice provided if you cancel or refinance your mortgage within the first 28 months after it settles.

​Conflicts of interest and incentives

Our advisers are remunerated by salary and a discretionary bonus, both of which are paid by HTL Mortgages Ltd.

We do have in place some referral relationships. You will always be advised as to whether this is material to our relationship with you. 


Incentives

From time to time our product providers assist with funding for conferences or professional development opportunities.


How we manage conflicts of interest

We ensure all our advisers prioritise client interests by:

  • Ensuring they follow an advice process placing a client’s interests above their own
  • Adviser recommendations are made on the basis of the client’s goals and circumstances.
  • Advisers undergo annual training as to how to manage conflicts of interest.

​Our duties to you

HTL Mortgages Limited, and anyone who gives financial advice on our behalf, have duties under the Financial Markets Conduct Act 2013 relating to the way that we give advice. We are required to:

  • Give priority to your interests by taking all reasonable steps to make sure our advice isn’t materially influenced by our own interests
  • Exercise care, diligence, and skill in providing you with advice
  • Meet standards of competence, knowledge and skill set by the Code of Professional Conduct for Financial Advice Services (these are designed to make sure that we have the expertise needed to provide you with advice)
  • Meet standards of ethical behaviour, conduct and client care set by the Code of Professional Conduct for Financial Advice Services (these are designed to make sure we treat you as we should, and give you suitable advice). This is only a summary of the duties that we have.
